Prospective Tenants:

Thank you for your interest in one of our homes! Before you apply, please be aware that Third Day Homes will be investigating the information you provide, which may be private/non-public information, from former management companies or Landlords whose properties you have resided in and from government agencies (including law enforcement agencies), for the purpose of reviewing your rental application.

Your application is subject to approval by Third Day Homes or other designated management and if your application is accepted, you will be expected to sign a lease agreement.

Reasons we may deny your application include, but are not limited to:

  • False information provided by you
  • Poor rental references
  • Insufficient income
  • Certain types of criminal histories

Your Next Steps:

  • Read the full screening criteria to see if you will qualify
  • Notify our office about which home you are interested in and make arrangements for sending a security deposit to hold the home
  • Download the application on this website and return it to us in person or by mail with your security deposit OR you may fill out the online application below and mail the security deposit separately.
  • Pay the non-refundable $35 application fee online or mail it along with your printed application.
  • Be prepared to show identification to a property manager for verification

Reminder: Each applicant over the age of 18 must fill out an application to be considered.


Tenant Screening Criteria

We are working with area neighbors and local police to maintain the quality of the neighborhood. We want to make sure that people do not use rental units for illegal activity.

We must keep our buildings safe and secure for all residents. As a result, we have a thorough screening process.

Please review the criteria list below. If you feel you meet the criteria, please apply.


  1. Application Process: We must receive a complete application, (one application for each adult 18 years of age or older). The rental application needs to be filled out completely and accurately. We will not process an incomplete application. Any misstatement or omissions made on an application, whether or not discovered before the move-in date, is a ground for denial of an application or termination of an existing tenancy. Information must also be verifiable. If information given to us on the application cannot be checked out or verified, there is a valid basis for rejection. To process your application, we must receive a non-refundable application fee of $35 at the time of application. Every adult over the age of 18 that will be occupying the apartment is required to complete a rental application and provide a government issued photo ID.
  2. Minimum Income: Household income requirements vary by property. To be counted as household income, amounts must be verifiable, reliable, and predictable. Income received from temporary jobs or unemployment is not considered to be verifiable, reliable, or predictable.
  3. Housing History: You must provide the name and last known telephone number of each landlord/property manager for each address you had for the last three years. Roommate references are not acceptable. Failure to disclose a record of address for the last three years is cause for rejection of your application. Positive rental references are one of the most important things management looks at in screening applicants. The refusal of a prior landlord to give a reference, or a negative reference, will be grounds for rejection of an application. In the case of young renters or students, we reserve the right to vary this requirement if all other aspects of the screening appear positive and/or the applicant is able to pay an additional deposit, or pay an amount for advance rent, along with an approved co-signer. For a co-signer to be approved, they must also be approved through the application process. Rental history must come from an unbiased source.
  4. Eviction Filings: Eviction history will be checked. Eviction actions may be a basis for rejection of your application.
  5. Credit Check: Adverse credit references may be grounds for rejection for an application.
  6. Criminal History: Criminal history (convictions and arrest records) may be a basis for rejection of an application. Criminal histories of violence and/or sexual offenses will be grounds for rejection.
  7. Business Relationship: The relationship between a landlord and tenant is a business relationship. A courteous and business like attitude is required from both parties. We reserve the right to refuse renting to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, is argumentative, or in general displays an attitude at the time of the apartment showing and application process that causes management to believe we would not have a positive business relationship.
  8. Requirements for Pets: Certain pets may be allowed in select buildings. An additional pet fee is required in addition to meeting all requirements of management for consent of a pet. This may include an additional pet deposit. (Except for animals used to accommodate the disabled.)

  10. Security Deposit: Because of the time and effort spent to verify your application, once you have been approved for residency, security deposits will not be returned for any reason. If you change your mind and decide to give up the home or apartment after you have been approved and agreed to sign a lease, you will forfeit the security deposit. If your application does not meet our approval, we will return the security deposit.
